We purchase properties for investment and may assign a purchase contract to another buyer. Any offer we make is an offer to purchase — it is not an appraisal or an opinion of market value. We do not provide legal, tax, or financial advice.

What this website is

This site is general information about how we buy houses. Nothing on it is an offer to buy your property, and nothing on it creates a contract between us.

Any actual offer will be made to you specifically, in writing, after we have looked at the property. Only a signed written purchase agreement creates any obligation on either side.

Offers are not appraisals

An offer we make reflects what we are willing to pay given the property's condition, the work we expect it needs, and the risk we take on. It is not an appraisal, a broker price opinion, a valuation, or a statement of your property's market value. If you want to know what your house would sell for on the open market, speak to a licensed appraiser or a real estate agent.

We may assign the contract

We put properties under contract and, depending on the transaction, may close on the purchase ourselves or assign the purchase contract to another buyer. Where we assign, the price, terms, and closing date you agreed to do not change. Where your state requires written disclosure of our intent to assign, you will receive it before you sign anything.

No professional advice

Nothing on this site is legal, tax, financial, or real estate advice. Selling a property has legal and tax consequences that depend on your circumstances. We encourage you to speak to your own attorney and tax professional, and we will never discourage you from doing so.
