How fast can you actually close?

Closing can happen in as little as 7 days, depending on the situation. What moves that date is usually title work, probate, liens, or tenants rather than anything on our side. Tell us your deadline and we will give you a straight answer about whether it is realistic instead of agreeing to something we will miss.

What happens after I submit the form?

Someone reads it and calls you, usually the same day. We will ask a few questions about the property and your timeline. If it looks like something we can buy, we arrange to look at it, then send you a written offer within 24 hours of that.

Do I need to make any repairs?

No. Not a roof, not a leak, not a broken window. Do not spend money on a house you are about to sell to us.

Do I need to clean or move everything out?

No. Take the things that matter to you and leave the rest. Furniture, boxes, a full garage. It stays with the house.

Who will look at the house?

Someone from our side walks the property first, usually for less than an hour. After that, several people may need to see it before closing: we often assign the contract to another buyer, and that buyer, their contractor, or an inspector may each want to walk it. We will tell you who is coming and when. Every visit is scheduled with you, there is no lockbox on the door, and there are no open houses. It is a short window that ends at closing, rather than months of strangers arriving at short notice.

How do you calculate the offer?

We look at what comparable houses nearby have sold for in good condition, subtract what this house needs to get there, and subtract the cost and risk of doing that work. We will walk you through the arithmetic. If the number seems low to you, ask us which line you disagree with.

Will you lowball me?

Our offer will be below what the house would fetch on the open market after repairs. That is the nature of a cash offer and we would rather say it plainly than pretend otherwise. What you get in exchange is speed, certainty, and no cost on your side. If your house is in good shape and you can wait a few months, listing it will probably net you more, and we will tell you that.

Are there any fees or commissions?

How do I know this is not a scam?

Fair question, and you should be asking it. Nothing is binding until you sign a written contract, so read it, and take it to a lawyer if you want to. Closing happens at a licensed title company or closing attorney, not in your kitchen, and they handle the money, not us. We never ask for a fee, a deposit, or a payment of any kind from you. If anyone claiming to be us asks you for money, it is not us.
